The Warranty

Unlike buying a site built or other kind of home, buying a Manufactured or Factory built home includes an added bonus of a Limited One Year Warranty.  Although many things are said even promised about a the warranty, but this is the truth about how it operates.  The Home Warranty is explained in your homeowner's manual.  That information has been condensed here for easy understanding.  Mitchell's is committed to helping today's buyer understand the benefits of today's new generation of factory built homes.

Every New Manufactured home is covered by a 1 (one) year limited warranty.  That warranty is not provided by the dealer or the lender.  Although there may be times the manufacturer calls upon the dealer to repair a defect covered under the warranty; the warranty is still provided by the manufacturer who built the home.

Even though Mitchell’s sells a number of different manufacturers, the warranties still operate the same way. 

A limited one year warranty covers the homes electrical components, plumbing components and structure.  The appliances such as a refrigerator, dishwasher, range, microwave, water heater, and furnace are covered under a warranty provided by the appliance manufacturer such as GE, Nordyne, Rheem and others.  The outside air condenser is covered by its manufacturer and is normally carried by the AC installer. 

Cosmetic damage and imperfections are not covered by the Limited Warranty.  Although should any of those items have a defect at the time the Home is delivered the Manufacturer will repair or replace or cause such action provided you give the Manufacturer written notice of such damage within thirty (30) days when the home is delivered.  It is important to note this exception to the 30 day warranty…If  the home receives a factory trim out all cosmetic items will be repaired before the technician leaves the home as long as the cosmetic defects are brought to their attention.  Once the walk thru is complete, this will conclude the 30 day warranty.

Each warranty includes a list of items it does not cover and it is important to know what is on that list.

An extended warranty program is available to purchase that will cover the home’s electrical and plumbing components, appliances and major structural damage.  The extended warranty is not offered by the homes manufacturer, but through another party.
